Marketing Property:

  • Place “For Lease” Sign With Information Box on Property
  • Place Property on “For Lease” List to be Distributed to Inquiries
  • Place Property in Appropriate Multiple Listing Service
  • Place Property on Company’s Website with Pictures
  • Place Property in Print Media Advertising (At Owner’s Expense)
  • Process Inquiries and Showing Property

Receive and Process all Applications to Lease Property

  • Verify all Information on Application
  • Credit, Eviction, Criminal & Business Reports if Applicable
  • Require Applicants Monthly Income to be at least 3x’s the Monthly Lease
  • Payment for certain prospective

Upon Applicant Approval

  • Obtain First Month’s Lease Payment to Remove Property off of Market
  • Execute Lease
  • Obtain a Security Deposit, and a Last Month’s Lease Payment, if Need
  • Review Rules and Regulations Addendum
  • Inspect Property with Video and Written Documentation
  • New Lessee Welcomed and given two Sets of Keys


  • Collect Monthly Lease Payments
  • Handle all Collection Procedures
  • Mail Monthly Statement with Net Proceeds
  • Mail Mortgage Payment for Owner, If Needed (Additional Cost)
  • Mail Yearly Income/Expense Statements
  • Coordinate All Maintenance Requests
  • Visually Inspect Property Externally Every 2 Months
  • Visually Inspect Property Internally at Least 2 Times During Lease Period
  • Coordinate Eviction Proceedings with Attorney (At Owner’s Expense)
